I’ll keep this as readable as I can. Legal pages usually read like someone wrote them to make sure nobody finishes them. I want you to finish this one, because it explains what AssetVaultSG is and, more importantly, what it isn’t.

The Short Version
I write a personal blog. I don’t give financial advice. Before you act on anything you read here, check it yourself and talk to a licensed professional. You make your own decisions and you carry the results, good or bad.
The rest of this page fills in the details.
I’m Not a Financial Adviser
I run AssetVaultSG as an independent blogger based in India. I don’t operate a company, bank, fund, brokerage or registered firm.
The Monetary Authority of Singapore doesn’t license or regulate me. I hold no licence or exemption under Singapore’s Financial Advisers Act or Securities and Futures Act. I’m also not a licensed property agent, tax agent, lawyer or accountant, in Singapore or anywhere else.
So nothing on this site counts as:
- Financial or investment advice.
- A recommendation to buy, sell or hold any security, fund, REIT, cryptocurrency or other asset.
- Tax, legal, accounting or property advice.
- An offer or invitation to invest in anything.
When I say I like a product or think a REIT looks interesting, I’m sharing an opinion. Nothing more.
No Personal Relationship
Reading my posts, leaving a comment or emailing me doesn’t create an adviser-client relationship of any kind. I don’t know your income, debts, goals, family situation or appetite for risk. Content written for a general audience can’t fit your specific circumstances, and a strategy that suits one reader can hurt another.
Where My Information Comes From
I collect and summarise views from analysts, fund managers, economists, official bodies and other writers. I also add my own opinions. I work hard to get things right and I check primary sources where I can.
Still, I make mistakes. I sometimes misread a report. Sources sometimes get it wrong too. And Singapore’s rules, rates and policies change all the time: CPF interest, cooling measures, SSB yields, crypto licensing, tax reliefs. A post accurate in March might look outdated by September.
I don’t promise that anything on this site stays complete, accurate or current. Always check the latest figures with the official source, such as MAS, CPF Board, HDB, IRAS or the product provider itself.
When I quote or summarise an expert, those views belong to them. Including a view doesn’t mean I agree with it, and it doesn’t mean they endorse my blog.
Investing Carries Risk
Every investment can lose money. That includes the “safe” ones.
- Stock and REIT prices fall as well as rise, and distributions can drop or stop.
- Property values change, and leverage magnifies losses as well as gains.
- Cryptocurrencies and digital assets swing wildly. You can lose everything. Even licensed platforms can fail, freeze withdrawals or get hacked.
- Currency movements can wipe out returns, which matters a lot for expats moving money between countries.
- Past performance never guarantees future results. A chart going up for ten years tells you what happened, not what happens next.
Only invest money you can afford to lose, and make sure you understand a product before you buy it. If you don’t understand it, that alone gives you a good reason to walk away.
Third-Party Links and Products
I link to other websites, platforms and products. I don’t control them and I can’t take responsibility for their content, accuracy, security, fees or how they treat your data. Read their terms before you sign up for anything.
Some links earn me a commission. My Affiliate & Advertising Disclosure explains how that works. Ads on this site come from third-party networks, and their presence doesn’t mean I endorse the advertiser.
Limitation of Liability
You use this site and its content at your own risk. To the fullest extent the law allows, I won’t take responsibility for any loss or damage, financial or otherwise, that comes from using or relying on anything published on AssetVaultSG, including errors, omissions, outdated information, or the content of linked sites.
That includes losses from investments, property purchases, account openings or any other decision you make after reading a post here.
Reader Comments
Readers share their own experiences and opinions in the comments. Those views belong to them, not me. I don’t check them for accuracy, so treat them with the same caution you’d give to advice from a stranger at a hawker centre. Sometimes useful, sometimes very wrong.
Copyright
I write the posts on this site, and I own them. Feel free to share a link or quote a short excerpt with credit. Please don’t copy whole articles to your own site.
Changes to This Disclaimer
I’ll update this page when something changes about how I run the blog, and I’ll change the date at the top when I do. By continuing to use the site, you accept the version live at the time.
Questions
If something here doesn’t make sense, reach out through the Contact page. I’m happy to explain what I mean. I just can’t tell you what to do with your money.
